Concrete Patio Cost in Denver: What to Expect and What's Worth It

Finish choice is the biggest lever on price. Backyard access is the one nobody warns you about. And in Colorado, the mix specification matters more than either — because a cheap slab here does not last.

Third-party cost estimates for concrete patios vary widely, and as with paving the reason is scope rather than genuine disagreement. Here is what the published sources say, clearly attributed.

Two figures worth carrying forward. HowMuchStuff estimates material at $3.50–$6.00 per square foot with labour at 30–40% of total, and roughly $1,300 in fixed costs for excavation, forming, base gravel, permits and sealer on a typical job. That fixed component is why small patios cost more per square foot than large ones — the same reason small driveways do.

If a quote comes in below the material cost of the concrete itself, the arithmetic is telling you something the salesperson is not.

Finishes, compared honestly

Broom finish

The concrete is screeded, floated, and then a broom is dragged across the surface while it is still wet to create fine parallel ridges. Simple, and it is the one we recommend most often in Colorado.

Why: it is slip-resistant, which matters when a patio ices over. It has no coating to wear off. It hides minor surface variation. And it is by a distance the lowest-maintenance option — there is nothing to reseal on a schedule.

Against: it looks like concrete. If the patio is a design feature rather than a functional surface, that may not be what you want.

Exposed aggregate

The top layer of cement paste is removed before it fully hardens, revealing the decorative stone in the mix. Published sources generally put it a few dollars per square foot above broom.

Why: excellent traction, a genuinely attractive natural texture, and very durable — one published guide describes it as the best durability-to-cost ratio among decorative exterior finishes. It also hides staining and wear well.

Against: the texture is harder underfoot and slightly harder to sweep. Bare feet around a pool is a consideration.

Stained or coloured

Colour is added either integrally to the mix or applied to the cured surface as an acid or water-based stain.

Why: real visual warmth without the labour of stamping. Integral colour goes all the way through, so chips and wear do not expose grey concrete underneath.

Against: surface-applied stains fade under ultraviolet exposure, and our ultraviolet exposure is stronger than most of the country. Expect to reseal to maintain the colour.

Stamped

Colour hardener and a release agent are applied, then patterned mats are pressed into the setting concrete by hand, section by section, to mimic stone, brick or slate.

Why: the look of natural stone at a fraction of stone cost, and effectively unlimited pattern choice.

Against — and this matters in Colorado: stamped concrete requires resealing on a cycle, published sources suggest roughly every 2–3 years, to maintain appearance and protect the colour. It can also be slicker than broom finish when wet unless a grit additive is used in the sealer, which is worth specifying on a patio that will see ice.

Stamped is a legitimate choice and it can look superb. Just go in knowing you have adopted a maintenance cycle, not just a finish.

The sleeper cost: access

This is the factor that surprises more Denver homeowners than any other, and it has nothing to do with the concrete.

Concrete is delivered by truck and it has a working time measured in tens of minutes. The ideal is a truck backing to within around 20 feet of the pour and discharging straight into place. When that is not possible, the concrete has to be moved — either pumped, which means bringing in a pump truck, or barrowed by hand, which means significantly more labour and more trips.

Backyard patios frequently cannot be reached directly. Common obstacles in this region:

  • Narrow side gates — the single most common constraint on a residential backyard pour.
  • Mature landscaping and established trees a homeowner does not want disturbed.
  • Fences, retaining walls, air conditioning units and utility meters along the access route.
  • Sloped ground between the street and the pour location, common on foothills properties around Golden, Evergreen and Conifer.
  • Corner lots and shared driveways where a truck cannot position.

None of this makes a project impossible. It does mean two identical patios can differ meaningfully in price for reasons entirely unrelated to the slab. When you get quotes, mention the access situation up front — a contractor who quotes without asking about it is likely to revise the number later.

What Colorado concrete has to be

Here is where a cheap quote gets expensive. Everything above is about appearance and logistics. This section is about whether the patio is still there in fifteen years.

Air entrainment is not optional here

Concrete is porous and absorbs water. When that water freezes it expands by about 9%, and with roughly 134 freeze-thaw days a year in the Denver area — derived from NOAA and National Weather Service climate normals for 1991–2020 — the result is scaling, where the surface flakes away, and spalling, where pieces break off at edges and corners.

The defence is air entrainment: microscopic air bubbles deliberately introduced into the mix so freezing water has somewhere to expand into rather than pushing against the surrounding material. The American Concrete Institute recommends a target air content in the range of 5 to 7 percent for typical residential flatwork exposed to freeze-thaw conditions.

Strength and water-to-cement ratio

Standard residential concrete is often specified at 3,000 PSI. In this climate 4,000 PSI is the better baseline — a denser, less permeable slab that absorbs less water in the first place.

Related and equally important: the water-to-cement ratio. A wetter mix is easier and faster to place, which is why it is tempting, but it produces a weaker and more permeable slab. The Portland Cement Association recommends a maximum water-to-cement ratio of 0.45 for concrete in severe freeze-thaw environments.

The sub-base under it

Much of the Front Range sits on expansive clay soil that swells when wet and shrinks when dry, documented across the metro by the Colorado Geological Survey. A rigid slab has very little tolerance for that movement, which means the prepared sub-base underneath — excavation depth, aggregate, compaction and drainage — is what actually determines whether the slab survives.

It is also completely invisible once the pour is done, which is exactly why it is the first thing removed from a cheap quote.

Ask every contractor quoting your patio three questions: what air content, what PSI, and how deep is the base. The answers will separate the quotes faster than the prices will.

Control joints, and the truth about cracking

Worth being blunt, because it prevents a great deal of disappointment later.

Concrete cracks. It shrinks as it cures and it moves with temperature and ground conditions. No contractor can honestly promise you a slab that will never crack, and anyone who does is telling you what you want to hear.

What a good contractor controls is where it cracks. Control joints — the grooves cut or tooled into the surface — create deliberate lines of weakness so the inevitable movement resolves along a straight line you chose rather than a jagged one across the middle of your patio.

Correct joint spacing and depth is a real skill, and it is one of the clearest differences between a properly executed slab and a rushed one. If a quote does not mention jointing at all, ask about it.

Everything else that moves the price

  • Demolition of an existing patio. Breaking out and hauling away old concrete adds meaningfully — one Denver contractor's published guide puts it at $1.50–$3 per square foot on top of the new work.
  • Grading. A sloped yard needing levelling and drainage planning can add substantially; one published estimate suggests $500–$2,000 depending on severity.
  • Thickness. Four inches is a common residential standard. More is needed where heavy loads are anticipated.
  • Reinforcement. Fibre mesh, welded wire or rebar, depending on the application.
  • Shape. Curves, radii and irregular edges mean more forming labour and more waste than a rectangle.
  • Drainage and pitch. A patio must shed water away from the house. Getting that wrong causes problems considerably more expensive than the patio.
  • Steps, walls and integrated features. Sitting walls, steps and fire pit pads are separate work items.
  • Sealer. Optional on broom finish, effectively mandatory on stamped and stained if you want the colour to last.

What is worth paying for, and what is not

Our honest view, as a company that also installs asphalt and therefore has no particular need to sell you the most expensive concrete option available.

Worth paying for

  • Proper sub-base preparation and compaction
  • Air-entrained mix at 4,000 PSI
  • Correct thickness and reinforcement
  • Correctly spaced control joints
  • Drainage designed away from the house
  • Getting the size right the first time

Think twice about

  • Elaborate stamped patterns you will reseal every 2–3 years
  • Surface stains in full sun, where our ultraviolet fades them
  • Smooth finishes on any surface that will ice over
  • Undersizing to save money — extending later never matches
  • Any quote that does not mention base depth or mix spec

The single best value decision available is usually a well-specified broom finish that is the right size, on a properly prepared base, with drainage that works. Spend the money underneath rather than on top and the patio will still look good in twenty years.

Permits and setbacks

A patio at grade on your own property is generally simpler than driveway work, which frequently touches the public right-of-way. But it is not automatically permit-free, and requirements vary across the metro.

Things that can bring a patio into a permitting or review process:

  • Setback requirements — how close a structure or improvement may sit to a property line.
  • Impervious surface limits — some jurisdictions cap the proportion of a lot that can be hard-surfaced, for stormwater reasons.
  • Drainage and grading — larger areas of land disturbance can trigger review, and in unincorporated Jefferson County grading work has its own requirements.
  • Attached structures — a covered patio, pergola or anything with footings is a different proposition from a slab.
  • HOA covenants — not a permit, but frequently more prescriptive than the city. Check before you design.

Any excavation also needs utility locates through Colorado 811 first — free, and required by state law regardless of what else applies.

Timing and cure

Concrete has the tightest seasonal window of anything we do, and it is worth planning around rather than discovering.

The pour needs warm conditions, and then the slab needs time to cure before hard frost. Roughly a week before heavy use is the usual guidance, and concrete keeps gaining strength well beyond that. A slab poured too late in the season, going into freezing conditions before it has properly cured, is vulnerable in a way it will never fully recover from.

That window closes earlier at elevation. In Conifer at 8,262 feet it is materially shorter than in the metro.

One more thing about the first winter. Do not use de-icing chemicals on new concrete. Salt is hard on concrete generally and hardest on a slab that has not fully cured, and first-winter scaling from de-icer is common and almost entirely avoidable. Use sand for traction that first season.

Anyone promising a slab that will never crack is not being straight with you.

What should I ask a concrete contractor in Colorado?

Because concrete has to reach the pour location within a limited working time. How long before I can use a new patio?
