How Often Should You Seal Coat Your Driveway in Colorado?

Every two to three years — not the three to five you will read on national sites. Here is why Colorado is different, when you should not seal, and what separates a job that lasts from one that comes off with the first plow.

The short answer

  • Every 2 to 3 years for most Colorado driveways. National guides say 3 to 5; that advice is written for milder climates at lower altitude.
  • Two local factors shorten it: roughly 134 freeze-thaw days a year, and stronger ultraviolet exposure at 5,280 feet and above.
  • Wait on new asphalt. Sealing before it has cured traps oils in the surface and does more harm than good.
  • Do not seal a failed base. If the driveway has alligator cracking, soft spots or sunken sections, sealing it is money spent on cosmetics.
  • Conditions matter as much as timing: pavement above roughly 50°F, rising, and dry weather behind it. Late-October sealer often comes off with the first plow.

Why Colorado is not 3 to 5 years

Search this question and most results will tell you three to five years. That number is not made up — it is a reasonable average across the United States. It is simply not written for here.

Two conditions specific to the Front Range compress the interval.

Freeze-thaw cycling

NOAA's 1991–2020 climate normals for the Denver–Boulder area record about 156 nights a year at or below 32°F, against only about 22 days where the temperature never climbs back above freezing. The difference — roughly 134 days — represents a complete freeze-and-thaw cycle.

Water expands by about 9% when it freezes. In a hairline crack that expansion has nowhere to go but outward, widening the crack fractionally each time. We covered the full mechanism in our guide to why Denver's freeze-thaw cycles destroy asphalt, but the short version is that a seal coat is the membrane keeping that water out of the surface in the first place.

Ultraviolet exposure at altitude

The second factor gets less attention and matters just as much. Asphalt is aggregate held together by a binder, and ultraviolet light degrades that binder — drying it out, making it brittle, turning the surface from black to grey.

UV intensity increases with elevation. Denver sits at 5,280 feet; Evergreen at roughly 7,220; Conifer at 8,262. The same driveway would age more slowly at sea level than it does here, and more slowly in Denver than it does in the foothills.

A seal coat is sacrificial. It exists to absorb the UV, water, salt and petroleum that would otherwise be attacking the binder holding your driveway together.

What that means in practice

For most residential driveways in the metro, two to three years. Shorter end of that range if the drive gets heavy use, sits in full sun all day, or is at elevation. Longer end if it is sheltered, lightly used and in good condition.

Commercial lots with real traffic volume often want the shorter end, or in some cases annual attention to the highest-wear areas rather than the whole surface.

When to seal brand-new asphalt

This is where well-meaning owners do genuine damage, so it is worth being clear.

Fresh asphalt contains oils that need to work their way out as the surface cures and hardens. Seal it too soon and you trap those oils underneath a membrane. The result is a surface that stays soft longer than it should, marks easily under tyres, and can end up with a sealer layer that never bonds properly.

New asphalt needs to cure before its first seal coat. How long depends on the mix, the thickness, the weather and the time of year it was laid — which is why any contractor worth using will look at it rather than quote you a number over the phone.

What you can do in the meantime is protect it. Avoid parking in the same spot for long stretches, do not turn your wheels while stationary, keep sharp-edged and heavy items off it, and keep an eye on the edges, which are the most vulnerable part of a new drive.

Five signs you are due

The calendar is a guide. The driveway itself is better evidence.

  1. The colour has gone from black to grey. That is oxidation — the binder drying out under UV. It is the earliest visible signal and the best time to act.
  2. Water soaks in rather than beading. On a sealed surface, water sits on top and runs off. When it darkens the surface and soaks in, the membrane has worn through.
  3. Loose aggregate. Small stones coming free underfoot or collecting at the bottom of the drive mean the binder is no longer holding them. This is called raveling.
  4. Hairline cracks appearing. Fine cracks in an otherwise firm surface are the doorway water uses. Fill them and seal, and the sequence stops there.
  5. It has been three years and you cannot remember the last time. Not a scientific test, but a reliable one.

When you should not seal at all

Seal coating is preventive maintenance for a sound surface. There are three situations where it is the wrong answer, and an honest contractor will tell you so rather than take the job.

The base has failed

Sealing over a failed base is spending money on appearance. It will look excellent for a season and fail in exactly the same places, because the problem is underneath rather than on top.

The signals are specific: alligator cracking in a tight interlocking web pattern, areas that feel soft or spongy underfoot, and sections that have visibly sunk relative to the rest. Any of those means the aggregate base beneath has lost its integrity, and the fix is excavation and rebuilding — sometimes only in a localised area rather than the whole drive.

There are potholes or large open cracks

Sealer is a thin membrane, not a filler. Potholes need patching and wide cracks need crack filling before any sealing happens. A contractor who sprays straight over open damage is giving you a cosmetic result that will not hold.

It is too late in the year

Covered in detail below, but the short version: sealer that cannot cure properly does not stay on.

The conditions a seal coat needs

Timing within the year matters as much as the interval between coats. Sealer is water-based; it has to evaporate and cure to form a bonded membrane, and that requires warmth and dry weather.

The industry rule of thumb is often called 50/50/50: pavement temperature at least 50°F, air temperature at least 50°F and rising, and conditions staying above that for around 24 hours. Rain within the curing window is the other thing that ruins a job.

Windows close earlier at elevation. In Evergreen and Conifer the reliable season is materially shorter at both ends.

If somebody offers to seal your driveway in late October or November, ask what pavement temperature they expect. Sealer applied below its cure threshold does not bond — it sits there looking correct until the first plow lifts it off in sheets.

Coal tar or asphalt emulsion?

There are two main families of driveway sealer, and it is worth understanding the honest trade-off rather than the marketing version from whichever one a contractor happens to use.

Coal tar

Derived from coal tar pitch, a byproduct of the coking process in steel manufacturing. It is chemically distinct from asphalt and contains high concentrations of polycyclic aromatic hydrocarbons (PAHs), which give it excellent resistance to petroleum — gasoline and motor oil in particular.

The trade-off is that PAHs are classified by the EPA as probable human carcinogens, and the US Geological Survey has documented coal tar pavement sealant as a significant source of PAH contamination in urban waterways, as cured sealer breaks down into particles carried off by stormwater. A number of jurisdictions have restricted its use as a result, though it remains legal and widely used in many others.

Asphalt emulsion

Derived from the same petroleum-based asphalt cement used to make the pavement itself, emulsified in water with clay fillers, polymers and additives. Because it shares a chemical base with the surface it is going on, it bonds readily. It is water-based, lower in volatile organic compounds, produces far less odour during application, and faces fewer regulatory restrictions.

The honest downside: asphalt emulsion generally does not last as long as coal tar between applications, and it has more modest resistance to petroleum spills. Modern formulations with polymer additives have narrowed that gap considerably, but it has not closed entirely.

That trade-off is part of why the interval here is two to three years rather than longer. We use Masterseal Asphalt Emulsion Sealant, and reapplying more often is the price of the lower-toxicity option.

Neither choice is wrong for every property. A high-traffic automotive service yard taking regular oil spills has a genuine case for coal tar's chemical resistance. A residential driveway where children play, or a property near a waterway, has a genuine case for emulsion. What matters is that you know which one is going on your property and why.

What a good job actually looks like

Seal coating is a straightforward process done badly rather often, because most of the cost is labour and the shortcuts are invisible for about a year. Here is what separates the two.

The surface gets properly cleaned first

Sealer bonds to asphalt, not to dirt. The surface needs sweeping and blowing clean, and vegetation growing through cracks has to be dealt with rather than sealed over.

Oil spots get primed

This one is routinely skipped. Sealer will not bond to petroleum-saturated asphalt — the spot under where a car has been leaking needs an oil spot primer first, or the sealer will lift there within months while the rest holds fine.

Cracks are filled before sealing, not instead of it

Crack filling and seal coating are two jobs. Sealer flowing into an open crack does not fill it, it just thins out. Cracks get filled first.

Two coats, not one thick one

A properly applied two-coat system fills surface pores and builds an even membrane. A single heavy coat looks the same on day one, cures unevenly, and wears through sooner.

Edges and detail get attention

Edges are where driveways fail first and where a rushed job is most obvious. So is overspray on your garage door, your walkway and your neighbour's paint.

You are told the cure time and it is respected

Usually 24 to 48 hours before vehicles return, longer in cool or shaded conditions. The tape stays up until it is ready. Driving on uncured sealer leaves marks that do not come out.

What seal coating does and does not do

Managing expectations honestly here saves a lot of disappointment.

It does: block water from entering the surface, shield the binder from ultraviolet degradation, resist de-icing salt and petroleum drips, restore a deep black finish, and make the surface easier to sweep and clear.

It does not: add structural strength, repair cracks, fix a failed base, level an uneven surface, or correct drainage. Those are different jobs, and a seal coat applied instead of them is a delay rather than a solution.

Think of it as sunscreen rather than surgery. Applied regularly to something healthy, it prevents an enormous amount of damage. Applied to something already broken, it changes nothing.

If you live in the foothills

Everything above applies, with three adjustments.

The season is shorter. At Evergreen's roughly 7,220 feet and Conifer's 8,262, spring arrives later and the first hard freeze arrives earlier. The reliable window narrows at both ends, and mountain work books up early as a result. Calling in April for June work is normal; calling in September usually means waiting for next year.

Shaded sections behave differently. Heavy tree cover means parts of a drive hold ice and moisture far longer than the rest. Those sections often need attention before the sunny stretches do, and a contractor walking the whole drive will spot it.

Plow damage is the bigger enemy. On long mountain drives, particularly on fill slopes where the asphalt edge has no lateral support, blade damage to the shoulders causes more failure than surface wear does. Sealing helps, but marking your drive edges before winter helps more.

Common questions

Can I seal coat my driveway myself?

You can, and for a small driveway in good condition with a bag-store product it is a reasonable weekend job. The differences with a professional application are material quality, the two-coat build, oil spot priming, and equipment that keeps the product properly mixed during application. Whether that is worth paying for depends on the size of the drive and how long you want the result to last.

How long does seal coating take to dry?

Typically 24 to 48 hours before vehicles return, and longer in cool weather or on shaded sections. Foot traffic is usually fine sooner. The barrier stays up until the surface is genuinely ready — driving on uncured sealer leaves permanent marks.

Will seal coating fix my cracks?

No. Crack filling is a separate job that happens first. Sealer is a thin membrane; poured into an open crack it simply thins out and fails there. Any quote that includes sealing a cracked driveway should include crack filling as a distinct line.

My driveway is 25 years old and never sealed. Is it worth it now?

It depends entirely on the base, not the age. Plenty of never-sealed driveways still have sound bases and are excellent candidates. What rules it out is base failure — alligator cracking, soft spots, sunken sections. Worth having someone look before assuming either way.

Does seal coating make a driveway slippery?

It can be marginally slicker immediately after curing, particularly with coal tar, which is naturally more slippery than asphalt emulsion. Sand added to the mix provides texture and largely resolves it. If this is a concern, particularly on a sloped drive, raise it before work starts.

How much does seal coating cost in Denver?

Should commercial lots be sealed on the same schedule?

Generally on the shorter end of the range, and sometimes with a different approach altogether. Traffic on a commercial lot is not evenly distributed — entrances, drive lanes and loading areas wear far faster than the outer parking bays. A maintenance plan that addresses the high-wear zones more frequently often makes better economic sense than resealing everything on a fixed cycle.
