Asphalt Paving & Seal Coating in Wheat Ridge, Colorado
Wheat Ridge is close enough to our Golden yard that even small jobs make sense here. It is also a city where driveways meet the street in more different ways than almost anywhere else in the metro — and that turns out to matter quite a bit.
A City Where No Two Driveway Connections Are the Same
Most cities in the metro standardised their streets decades ago: curb, gutter, sidewalk, done. Wheat Ridge did not, and the City says so plainly. In its own words, driveway connections look different throughout the city — some meet curb and gutter, some connect straight to asphalt, and some have to account for roadside ditches.
That variety is a genuine leftover from Wheat Ridge’s history as agricultural land that suburbanised in pieces rather than all at once. It also means the way your driveway meets the road is a real design question rather than a formality.
Roadside ditches change the job
If your property fronts a road with a drainage ditch rather than curb and gutter, the driveway has to cross it without blocking the flow. That normally means a culvert, sized and set correctly, and it means the City will want to see how water still gets past your access once the work is done.
Get it wrong and you either flood your own approach or push water onto a neighbour. It is also the single most common reason a Wheat Ridge driveway job turns out to be more involved than the homeowner expected.
Older housing stock, aging asphalt
Much of Wheat Ridge’s residential stock dates from the mid-twentieth century, so a great many driveways are decades past their last real maintenance. The decision in front of most owners is the same three-way fork: seal and crack-fill if the surface is sound, overlay if the base is still good but the surface is finished, or full replacement only where the base itself has failed.
That last distinction is worth thousands of dollars and it is invisible from a photo. It needs someone standing on it.
Freeze-thaw and clay
NOAA’s 1991–2020 normals for the Denver–Boulder area show roughly 156 nights a year at or below freezing against only about 22 days that never thaw, leaving around 134 full freeze-thaw cycles — each one widening whatever crack it finds. Combine that with the expansive clay much of the Front Range sits on, and base preparation matters more than surface thickness.
Permits in Wheat Ridge: Most Driveways Need One
Wheat Ridge is more explicit about this than most cities, and the answer surprises people.
A building permit is not required — but most driveways do need a right-of-way permit
That is the City’s own phrasing. Driveways in Wheat Ridge do not require a building permit, but most require a right-of-way permit issued by the Public Works Department. Right-of-way work is explicitly not covered by a building permit — curb, gutter, sidewalk and storm drainage all sit outside it.
The City also sets both minimum and maximum driveway widths and required separation from street intersections, with the design requirements set out in Section 26-501.F of the municipal code.
The 25-foot hard-surface rule
Per City code, a 25-foot hard-surface connection — asphalt or concrete — from the driveway to the public roadway is required. If you have a gravel approach meeting the street, that is the rule that will come up, and it is a good reason to plan the first 25 feet properly rather than treating it as an afterthought.
Contractor licensing and standards
Wheat Ridge requires a municipal contractor licence for roadway-related construction in the public way — excavation, grading, compaction, asphalting, paving, curbing and related work fall under a Class A licence. All work in the public right-of-way must conform to the City’s Design and Construction Standards and to current CDOT specifications and M&S standards as amended by the City.
Practically, that means the portion of your job that touches the street is not open to any contractor with a truck. Licensing and permits go through the City’s permitting portal; Building & Inspection Services can be reached on (303) 235-2855.
Alleys and utility locates
Alleys in Wheat Ridge are typically part of the public right-of-way, so work affecting one generally needs City approval. And any excavation needs locates through Colorado 811 first — free, and required by state law.
We establish which of these apply at the estimate, not on the morning the crew arrives.
Permit requirements and City standards change. The above reflects the City of Wheat Ridge’s published guidance and is a starting point rather than legal advice. Confirm current requirements with Wheat Ridge Public Works for your specific property.
Wheat Ridge Neighborhoods & What We See There
A compact city with a lot of variation in how properties meet the street.
Streets with roadside ditches
Where there is no curb and gutter, the driveway has to cross the ditch without blocking drainage. Culvert sizing and placement become part of the job rather than an extra.
Established residential north of 38th
Mid-century housing with driveways well past their last maintenance. Usually a seal-or-overlay conversation rather than automatic replacement.
38th Avenue & the commercial corridors
Business frontage, small lots and shared access. More right-of-way involvement, and more phasing so businesses stay open.
Applewood side & the Golden edge
Effectively shared with Golden and Lakewood. Larger lots, longer drives, and our shortest drive time of anywhere we work.
Newer infill & redevelopment
Wheat Ridge has seen steady infill. Newer surfaces here are in the cheap years — crack fill and seal now and replacement stays a long way off.
HOAs, condos & multi-family
Shared parking and private drives. One mobilisation across a whole property is far better value than separate visits.
What We Do in Wheat Ridge
Asphalt is the bulk of the work. We pour concrete too, so when concrete is the better answer we can just say so.
Asphalt Driveway Paving
New installation and full replacement with proper base prep, grading and drainage. Typically drivable within one to three days.
Asphalt Overlay
A fresh surface over a base that is still sound, at a fraction of full replacement cost.
Seal Coating
Our specialty, using Masterseal Asphalt Emulsion Sealant. Up to a 3-year warranty, exclusions in writing before work starts.
Crack Filling & Patching
The highest-return maintenance there is in this climate. Sealing cracks keeps water off the base.
Commercial Parking Lots
Paving, overlay, striping and repair. Phased so sections stay open and you keep trading.
Concrete Patios & Flatwork
Patios, sidewalks, slabs and concrete driveways poured on a properly prepared sub-base.
